12 DON'TS REAL ESTATE AGENTS SHOULD TELL THEIR CLIENTS BEFORE SEEKING A MORTGAGE

1. Don't change your employment status for 1 year before applying for a mortgage.
2. Don't make any major purchases for 1 year prior to applying for the mortgage (auto, major furniture, big vacations, child's wedding).
3. Don't increase your credit card debt for 12 months.
4. Don't miss payments on any bills for 12 months.
5. Don't change bank accounts
6. Don't make large deposits in bank that came from other sources than job income.
7. Don't apply for a credit card
8. Don't make a credit inquiry
9. Don't take on any debt, co-signing for a loan, increasing your debts
10. Don't spend money you have set aside for closing costs, moving, improvements, standard new home funds
11. Don't delay in providing ALL  paperwork asked for by the mortgage company in a COMPLETE manner.
12. Don't have any errors or mis-information on any documents or paperwork submitted
