Let's say you know your area. Let's say you are familiar with all the listings in the area you focus on. Let's say you know the real estate business well enough to have the answers or get the answers to any questions that might come up. Or let's say you are relatively new.
What will make people want to select you as their real estate agent?
More than anything, the energy, excitement and enthusiasm you have for real estate as a career, for the UNBELIEVABLE OPPORTUNITIES IN THE MARKET FOR A HOME BUYER or WHY FINALLY NOW IS A GOOD TIME TO SELL, will determine your ability to build your leads and listings.
There are so many factors that influence the decision to select a particular real estate agent but the most critical factor is your excitement for what you do. Excitement is contageous. It infects people and makes you ATTRACTIVE to them in ways they don't understand but they feel. It feels good to be with someone who is extremely positive about what they do. It feels good to be with someone who believes that now is the right time to do business and expresses this with energy and assuredness. It is not just the words, because many other agents may have your words to offer, but your energy, your excitement, your enthusiasm can distinguish you from the competition in a way that you make your prospect feel better about you, feel like you "have what it takes to make it happen".
Too many smart sales people approach their prospects intellectually wanting to first demonstrate their knowledge of the market. Of course one must do this, but first one should establish they are a winner, they are enjoying success even in these challenging times, because everyone wants to do business with a winner. And how does one BEST communicate they are happy, they are enjoying success and they will be a good resource for the client, ---- with their energy, with their excitement, with their enthusiasm for the timing, the marketplace and the opportunities that are now present for the home buyer or the home seller. Then one can get into the details that demonstrates their knowledge of the market, but first and foremost you have to let them feel good about you and then let them deduce you have the skills and knowledge necessary to take good care of their needs.
