WHAT YOUR WEB SITE MUST DO

For us, people in the real estate industry, our web site must be a VALUABLE RESOURCE for our targeted customer. For you the real estate agent this means the home buyer, the home seller, the vacation home buyer or the rental home investor.

Your web site must provide them with information they are looking for:

  1. Listings of all the homes in the area of your expertise and/or the area of their interest. If you can't provide this on the site, then you must offer early on your site for FREE CONSULTATION where you provide this information without obligation, you want them to contact you right?
  2. Featured Properties that you have for sale or that your office has for sale
  3.  All about you, your values, your experience, your company's history and TESTIMONIALS from raving past clients who love you and the work you did for them. OUTRAGEOUS testimonials, you want to make a BIG impression.
  4. Links to your blog, your twitter page, your newletter, your videos---everything you publish that establishes you as an expert in your field and an expert in the geographical areas you serve.
  5. Your contact info - cell phone, office phone, e-mail address, text message - make it as easy as possible, the contact could be worth thousands of dollars.

Three things every page must do.

1. You want to be sure that very easily and very clearly at the top of each topic page or landing page (we will talk about landing pages in the future) you CLEARLY DESCRIBE what is on the page.
2. Clearly (again) and simply near the top of the page explain why this information is important for them.
3. Most people really don't like to read so make it simple and easy, use bullet points and help them learn without too much effort.

MORTGAGE RATES CONTINUE TO FALL

The "Best Execution" conventional 30-year fixed mortgage rate has fallen yet again.  This time from 4.625% to 4.50%.  In some cases, 4.375% can make sense, but will involve increased closing costs.  This could be worth it to applicants who plan to keep their new mortgage outstanding for long enough to breakeven on the extra upfront costs.  On FHA/VA 30 year fixed "Best Execution" had been between 4.375% and 4.25%.  Today's improvements put the focus solidly on 4.25%15 year fixed conventional loans are now best priced at 3.75%. Five year ARMs are best priced at 3.125% but the ARM market is more stratified and there is more variation in what will be "Best-Execution" depending on the individual credit scenario.
